The common traits of homes across Sydney
Many Inner West homes are older with shallower brick or stone footings. As they are built on top of moderately reactive clay soils, homes in Sydney’s Inner West are generally more susceptible to shrink-swell action that places stress on house foundations. This causes cracks and other damage.
Old brick and stone foundations need special attention as they can become brittle over time. These foundations are considered less suitable for traditional underpinning methods.
Homes in the Eastern Suburbs of Sydney are particularly susceptible to sinking as soil in the area is sandy and non-cohesive. This makes soil erosion a persistent problem. Even neighbouring properties under development can cause ground disturbances and exacerbate wall cracking in Eastern Suburbs homes.
To avoid settlement and cracking, the foundations of Eastern Suburbs homes need to be treated with absolute care. Before a Sydney home is re-leveled, permeation grouting is occasionally required prior to the deployment of geopolymer resin treatments that stabilise the ground.
Reactive clay soils are a persistent problem for Western Sydney homes. These soils can expand and contract during periods of heavy rain or drought.
Surface water management is particularly important for Western Sydney homeowners as heavy rains can cause water to pool on a property, leading to serious flooding and the expansion of soils. This can cause house foundations to crack or even collapse and, in turn, cause damage to the structural integrity of a home.
Sydney’s most commonly used underpinning solutions
Mass concrete underpinning
Also known as traditional underpinning, mass concrete underpinning is the most commonly known type of underpinning in Sydney and throughout Australia. This style of underpinning involves the excavation of large holes underneath a Sydney home to build box shaped piers that support a home’s structure. It’s most useful for exposed footings or when floor levels are being lowered to accommodate a new room.
Steel pile underpinning
Steel pile underpinning is an option for Sydney homes built on reclaimed land, flood-prone land or land that used to be a bog. Steel piles are driven deep into the ground by specially adapted, tracked excavators. They are then fixed with brackets that are attached to your Sydney home’s structure as these types of land tend to be unstable, especially after heavy rainstorms.
Cement grout underpinning
Cement grout underpinning is a form of preventative maintenance for subsiding Sydney buildings and structures. Underpinning can be achieved by pumping a special concrete mix or a non-shrink cement grout under structures to fill in large holes and voids. This underpinning method works well if the gaps below a building or structure are large and easy to find.
