Why is my floor sloping?

If you have a timber floor, it’s formed from three main components: floorboards, joists and bearers. In most cases, these elements aren’t the issue. The real problem starts way below floor level, in the ground.

For your timber floor to remain level, the ground must remain stable and solid. When your floor begins to slope in a particular direction, it’s more than likely that you have an issue with your floor’s supporting piers.

What are floor piers and what causes them to sink?

Sometimes referred to as brick piers or stumps, floor piers sit under timber floors to carry the floor’s weight. This weight includes the bearers, joists, floorboards and internal walls, as well as the people and furniture inside a home.

There are a variety of ways to identify if you have sinking floor piers and hence, sinking floors. The first way is to feel it. When you walk along your floors you may feel a dip, or the floorboards might feel bouncy. When you open or try to close your doors, they may also jam against the floor as well.

The second way is to see it. Gyprock walls may show visible cracks when floors sink. Small objects such as toys or balls will also move when you place them on the floor. Gaps may also have appeared under your skirting boards and cracks may have appeared in cornices–or even fallen from the ceiling.

The traditional floor levelling solutions

Jack-And-Pack

This is where floors are raised using hydraulic jacks. Wedges or pieces of wood are then fitted between piers and bearers to close the gap and keep the floors level. Lifting and packing floors is a quick fix that should only be used as a short-term solution. In most cases where this method is used the floor piers continue to subside.

Steel pier replacement

This is a method also known as ‘house restumping’. It’s where floors are propped and steel or concrete piers are used to replace old brick piers. In the process floorboards, damaged joists and bearers might need to be cleared and a lot of excavating needs to take place. This is a big downside, as it can take weeks to complete and most of the time inhabitants will need to move out for the duration.

Self-leveling cement screed

This floor levelling technique involves pouring a cement based mixture to even out floors. The cement is used to fix dips and slopes, creating the appearance of a level floor. This method can be effective when dealing with sloping floors, however it can be a waste of time and money if the underlying issues are not rectified and the supporting floor piers continue to sink.
